Case Engineering’s structural team is receiving state-wide accolades for its recent completion of a $41.8 million cold storage facility for Coastal Group in Foristell, MO.
The state-of-the-art facility, opened in July 2025, has been named a 2025 Keystone Award Finalist by the Associated General Contractors of Missouri (AGCMO) and a Regional Best Project by Engineering News Record (ENR) magazine.
A leading provider of warehousing, transportation and logistics solutions, Coastal Group’s 125,000-square-foot refrigerated and freezer storage facility is a strategic replacement for its former facility in Troy, MO. The expanded, centrally located facility near I-70 at 10801 Opportunity Drive features advanced temperature-control technology to accommodate the various storage needs of Coastal Group’s logistics company Coastal Carriers.
“This facility represents more than cold storage. It’s about generating jobs, empowering Missouri’s workforce, and helping businesses nationwide move their products more efficiently,” said John Dunard, Owner of Coastal Group in a Missouri Department of Economic Development press release.
Case provided structural engineering on the project, which included the design of multiple lateral systems consisting of tilt-up panels, light gauge shear walls, and steel X-braces, along with insulated metal panel walls.
Features of the new cold storage facility include:
- 8,600 sq ft of office space
- 7,500-square-foot battery charging and maintenance zone
- 55,600-square-foot freezer
- 29,300-square-foot cooler
- 23,500-square-foot, 70-foot-deep cold dock
- 15,500 total pallet positions
The facility’s complicated structural design, which took into account future additions to the building, created some detailing and coordination challenges.
“Supported by an all-star team led by Brinkman Constructors, the team took advantage of the design-build approach to work out these difficulties on the front end, allowing for smooth shop drawing review and seamless installation,” said Case Engineering Principal/Senior Structural Engineer Ardie Mansouri, P.E. “Their experience in cooler/freezer design and construction along with our lead structural engineer, Matt Bono, P.E., S.E., and his in-depth understanding and precise application of building codes and load development led to a successful building design with minimal field issues during construction.”
Despite some weather delays, the design/build team was able to complete the built-to-suit facility in nine months and on budget.
